El Cajon—Good sized office (160 sq. ft.) in a three office suite 20 minutes from downtown San Diego and 13 minutes from Mission Valley.  Very, very established and well respected private practice—Helix Psychology and Counseling.  41 years in existence with continuous ongoing referrals.  The other two offices are occupied by two psychologists, Steve and Meg Tess, who are very congenial, friendly, and easy to work with.

The suite is located on the second floor in a building called The Atrium which has a ground level interior courtyard filled with lush tropical foliage along with a stream and small waterfalls.  The available office has a floor to ceiling window for the entire length of a wall which faces the atrium courtyard.  There is a very large waiting room which has comfortable seating and is very welcoming for both children and adults; quiet activities are provided for children including puzzles, books, games, and a small Lego table.  The suite has a microwave, small refrigerator, fax, copier, water dispenser, and coffee machine available.  Included at no extra cost are SDG&E, WiFi, dedicated fax line, and property liability insurance.  There is no triple net fee.  The suite, restrooms, and building are ADA compliant; the restrooms are three steps from the waiting room and there is plentiful free parking just steps from the building.  Numerous stores are located nearby including restaurants and a shopping mall, while public transportation stops are two blocks from the building.  There is no security deposit and the length of the office rental is flexible.

This office is available on either a full or part-time basis.  Rent on a monthly basis would be as follows:  $600 full-time, $530 for four days, $450 three days a week, $340 two days a week, and $200 one day a week.  Weekends would be available at no additional cost.

The Building: Our prestigious, three-story, brick faced building has a stunning architectural design. These well-kept premises have recently been upgraded, including: new landscaping, a new main entrance lobby with rich wood features, and redesigned stylish restrooms. The benefits will extend far beyond your office walls to the lush property and newly renovated outdoor atrium courtyard with a soothing water feature and a peaceful seating area. Invitees can reach our suite’s third floor either by way of an elevator or two staircases. ADA specifications are met. Our building projects a sense of respectability to your clients. 

The Building Location: Location, as you know, is one of the most important factors for any successful client-centered business. Our building is centrally located in San Diego in the Sorrento Mesa area…just a short driving distance to La Jolla, Del Mar, Torrey Pines, Carmel Valley, Scripps Ranch, Cardiff, Rancho Santa Fe, etc. Our offices are immediately near much of the regional freeway network while conveniently accessible via I-805). We are also quite close to Highways 5 and 56. 

The Suite, Your Office: Most observers would refer to our prominent, top-floor, South & West facing space as the Building’s “Presidential Suite”.  Our roomy main interior hallways are wide (see above). The ceiling has an artfully recessed two-toned soffit with aimed warm LED spotlights for art on the walls. This fully appointed and stylishly decorated room conveys a successful, yet warm first impression to your invitees. 

SoundproofingGreat effort and a significant amount of money ($70,000) were expended on extensive soundproofing that has been customized with sophisticated technology. Included in this soundproofing are: thick sound-inhibiting insulation over the ceilings, expensive “sound walls” meshed between each office wall, self-lowering “sweep bars” under each office’s solid core door, three “white sound machines” in the inner halls, extra sound-deadening modifications are added where office walls connect to the windows’ metal “mullions”, electrical outlets on opposite sides of adjoining office walls are offset from one another to prevent sound easily passing from one office to the other, and our waiting room has no shared walls with any of the therapy offices. Each office is offered the use of a “white sound” device.  Just ask.
